| Our luxury 4 bed Villa has 2,400sq ft of fully Air-Conditioned Space, as well as having Ceiling Fans in every room to keep you cool in the Florida heat. There are two living areas, both have Upgraded Furniture, one is situated to front of the villa and the other is overlooking the very large (30ft) Pool and Jacuzzi at the rear, which is the perfect place to relax and unwind after a hard day at the Parks! There is also aPC with internet Acces and Wi-fi if you need to bring your own laptop. We hav a Key Pad Entry so no need to drive miles out of your way to collect keys either. |

| Living Areas: | ||
| There are two main living areas, both have upgraded furniture - The Family Room to the rear of the property is equipped with 50'' Cable TV, DVD, stereo, ceiling fan and has access to the Lanai/Pool Area.
The second living room/Bed 5 is at the front of the property and has Cable TV, Playstation with games. There are 2 sofas, one of which opens up to a King Size Bed and this room also has a ceiling fan.
The kitchen is fully fitted with every type of appliance (dish-washer, coffee maker, ice machine, blender, toaster, microwave, waste disposal). There is a seperate Laundry room with washing machine, tumble dryer and iron and ironing board.
There is a formal dining area which seats 8, but for breakfasts and light snacks, most guests use the breakfast bar or the nook which has great views over the pool area or even sit outside at the patio table.
The Computer is also in this room for you to check your e-mails. |

| **Bedroom One** ( Ensuite) has an American King Size Bed (7ft) Bedside Cabinets with Table Lamps, Clock Radio, Cable TV, Celing Fan, Chest of drawers, Walk in Wardrobe + Ensuite with hairdryer, Twin Basins with Hollywood lights over, Walk in Shower Unit and a Seperate Bath. This bedroom has patio doors that open onto the Pool Area for that early morning or late night swim!
**Bedroom Two** (En-Suite) has a Queen Size Bed, Bedside Cabinets with Table Lamps, Ceiling Fan, Cable TV, Clock Radio, Walk in Wardrobe, Ensuite with Hollywood lights, Shower and Bath and hairdryer.

| Exterior: | ||
| One of the Main Features of the Villa and our favourite is the Huge 30FT Pool and Jacuzzi, we have an extended deck with padded sunloungers. If you prefer the shade you can sit in the large Covered Lanai that has a Patio Table and Chairs, we have also installed a ceiling fan to help keep cool. There is also an electric BBQ to cook those Big Juicy American Steaks! All Doors to the pool area are alarmed for safety and there is also a removable safety net that can be clipped across the pool to keep your little ones safe.
There is also a monitored Security Alarm. |

| Location & Surroundings: | ||
| Crescent Lakes, Kissimmee, is a beautiful upmarket location, surrounded by a conservation area and has a boardwalk nature trail that is lovely to stroll around, there are numerous lakes for you to fish in. There is a play Area for Children and A basketball Court too. It is within close proximity to, Green Meadows Petting Farm, Horse-riding & Golf Courses and is only 5mins from 192 that has plenty of Restaurants and we have a choice of Two 24hr Walmarts for any groceries you require, there is also a 7/Eleven close by Cresent Lakes for your convenience. Old Town Kissimmee is very popular and the Fri and Sat Car Cruise is well worth a visit. This is truly a lovely villa and you will not be disappointed! Disney and International Drive are only a 15 min drive. |
