| Lounge: Overlooking the pool and lake, it is equiped with a 47" projector screen cable television, a DVD player with films, a GameCube with games, Hi-Speed WiFi, a music system and a selection of board games for your enjoyment. With its cathedral ceiling and brand new sumptuous 3 and 2 seater suede sofas, this is the perfect area for relaxing at the end of a fun filled day. The lounge also has direct access to the pool through patio doors. Dining Area: A dining table that can easily seat six people, perfect for a quick snack or formal dinner. Kitchen: Fully fitted kitchen with oven, hob, double sink with waste disposal, American fridge/freezer with ice maker, dishwasher, microwave, toaster, coffee maker, blender and electric can opener. All utensils, crockery, glass and poolware that you would expect to find in an executive villa. There is also a breakfast bar that seats four. Laundry: A full size American washing machine and tumble dryer. With iron and ironing board, clothes airer and washing basket. |

| Master bedroom 1: A beautiful room that has wonderful views over the pool and lake. The room has an American king sized bed (6ft), bedside tables and lamps, dressing table, 24" cable television, clock/radio, a walk-in closet and patio door access to the pool deck. Ensuite: The large bathroom has illuminated twin vanity units, toilet, an oversized oval bath and large walk-in shower. Supplied with all the towels you could possibly need. Master bedroom 2: Another large beautiful room (overlooking front of the property) with an American king sized bed (6ft), bedside tables and lamps, dressing table, 24" cable television, clock/radio and walk-in closet. Ensuite 2: Again large bathroom, with illuminated twin vanity units, toilet, an oversized oval bath, large walk-in shower. Supplied with all the towels you could possible need. |

Bathroom: This room is situated between bedrooms 3 and 4 easy for sharing, with an illuminated vanity unit, toilet and bath with shower. | Exterior: | ||
| One of the main features of the villa is the great Sunny pool with oversized pool deck. The beautiful outlook over the lake and the visiting heron give many hours of pleasure, there are four sunloungers for you to relax on and a patio table and chairs if you decide to eat outside. If you need a rest from the sun, but still want to be by the pool, just go and sit under the lanai. At night time the deck area is a wonderful place to sit, looking out on to the illuminated lake. The pool has a 4ft safety fence separating the deck from the pool, and patio door alarms, so you know when your little ones, venture out on to the pool area. The pool and pool deck can be lit up at night and there is a ceiling fan to give a welcome breeze when the mid-day sun gets too hot! A double garage large enough to park two cars, with an automatic door, so you don't have to go out to a baking hot car each day. At night it can be turned to a games room where you can play a game of air hockey,table tennis or use the electronic dart board. That's if you still have enough energy at the end of the day. |

| Cumbrian Lakes is a lovely community which is part residential and part rental.
When you are are guest at Cumbrian Lakes, you can make use of all the community features including a jogging,walking and cycling track around the lake where you can visit with the cranes, osprey and heron, or take the children to the play area. A full community of beautiful executive pool homes built around two lakes with fountains which are illuminated at night. A conservation area is also on the door step with its ancient oak trees and hanging moss. Cumbrian Lakes offers peace and quiet in the midst of bustling Central Florida. The villa is 10mins from Disney, 5 mins from Old Town and the 192, and 30 mins from Orlando airport. |
